Booking Terms & Conditions
Last updated: 19 May 2026
These terms apply to all direct bookings made with The Royal Hotel, Skegness - whether by telephone, email, or through our website. By making a booking with us you accept these terms on behalf of yourself and everyone in your party. Please read them carefully before booking.
1. About these terms
The Royal Hotel, Skegness is operated by The Empire Heritage Hospitality Ltd (“we”, “us”, “our”). When you make a direct booking with us, the contract for your stay is between you and The Empire Heritage Hospitality Ltd.
These terms apply to direct bookings only. Bookings made through third-party travel agents or online booking platforms are subject to that platform’s own terms, which may differ from the cancellation and payment terms set out below.
2. Making a booking
A booking is confirmed once you have received a written confirmation from us by email. The confirmation will set out your arrival and departure dates, room type, rate, and any inclusions. Please check these carefully and tell us straight away if anything looks wrong.
We will ask for a valid payment card at the time of booking to secure your reservation. The lead guest must be aged 18 or over.
3. Pricing and payment
- All prices are shown in pounds sterling (GBP) and include VAT at the prevailing rate.
- Rates are quoted per room, per night, and include breakfast where stated.
- Deposit at booking - to secure your reservation we take a £50 per-guest deposit at the time of booking. The remaining balance is settled on arrival. You can also choose to pay the full stay up front - both options are offered at checkout.
- We accept most major credit and debit cards. We do not accept American Express.
- Card payments are processed through our payment provider’s secure form. We do not see or store full card numbers ourselves.
- Any extras incurred during your stay (food, drinks, telephone, additional services) are charged to your room account and settled at check-out.
4. Cancellation and changes
Our standard cancellation terms apply unless your confirmation states otherwise. Some rates and special offers are sold on non-refundable terms, which will be clearly indicated at the time of booking.
- Standard (flexible) rate - cancel or amend free of charge up to 48 hours before your arrival date. After that, or in the case of a no-show, the cost of the first night will be charged to the card on file.
- Non-refundable rates and special offers - charged in full at the time of booking and non-refundable in the event of cancellation, amendment or no-show. The specific terms are shown before you complete the booking.
- Group bookings - bookings of 8 or more rooms, weddings, and exclusive-use events are subject to bespoke terms confirmed in writing at the time of contract.
To cancel or amend a booking, contact reception on 01754 762301 or email info@theroyalhotelskegness.co.uk. We strongly recommend you take out travel insurance covering unexpected cancellation.
5. Arrival and departure
- Check-in is from 3pm.
- Check-out is by 11am.
- Reception is staffed 24 hours, so you are welcome to arrive at any time. If you arrive before 3pm and your room is not yet ready, we will happily look after your luggage.
- Late check-out may be available by arrangement on the day, subject to availability and a charge.
6. Children
Children of all ages are welcome at the hotel. Cots and extra beds are available in selected room types and should be requested at the time of booking. Charges for cots and extra beds, where they apply, are confirmed at booking.
7. Pets
Well-behaved dogs are welcome in our gardens and grounds, and in the residents’ lounge. For the comfort of all guests, we do not allow dogs in the bedrooms, the lounge bar, or either of our restaurants. Assistance dogs are welcome throughout the hotel.
8. Smoking and vaping
The Royal Hotel is a non-smoking hotel. This applies equally to e-cigarettes and vaping devices throughout the building, including all bedrooms and indoor public areas. A cleaning charge of £150 will be applied to any room in which smoking has taken place. Smoking is permitted in the outdoor areas of the grounds.
9. Damage, loss and behaviour
Please look after the hotel as you would your own home. We reserve the right to charge the card on file for the cost of repairing or replacing any damage caused to the room, its contents, or the wider hotel by you or any member of your party.
We may refuse to admit, or ask to leave, any guest whose conduct is unreasonable or who disturbs other guests or staff. In those circumstances no refund will be due.
10. Liability
We accept liability for death or personal injury caused by our negligence, and for any other liability that cannot be excluded or limited under English law. For loss of or damage to property brought onto the premises, our liability is limited to the amounts set by the Hotel Proprietors Act 1956 (currently £50 per article, £100 per guest in total), unless the property is deposited with reception for safe-keeping.
We recommend that valuables and travel documents are stored in the safe at reception during your stay.
11. Events outside our control
We are not responsible for any failure to perform or delay in performance of our obligations under these terms caused by circumstances outside our reasonable control. This includes acts of God, extreme weather, fire, flood, utility failure, public health emergencies, government action, industrial action, or acts of terrorism. Where such circumstances prevent your stay, we will offer to reschedule or refund your booking.
12. Special offers and seasonal events
Our music weekends, turkey and tinsel breaks, Christmas and New Year programme, and other seasonal packages are sold subject to the individual terms published with each offer at the time of booking. Where those terms conflict with these general terms, the offer-specific terms take precedence.
13. Privacy
How we collect, use and protect your personal information is set out in our Privacy Policy. By making a booking you confirm that you have read and understood it.
14. Governing law
These terms are governed by the laws of England and Wales. Any dispute arising out of or in connection with your booking will be subject to the exclusive jurisdiction of the courts of England and Wales.
